life advice: you must eventually own your residence, and try to get on this by age 35

once you get past age 35, you are approaching the point in your life where it may be too late to buy a home and you will be trapped in forever-renting

forever-renters completely subvert the time-value of their own money - their rents rise over time, their earnings flatten out, and they've transferred what could have been their down payment to a landlord

the difference in prospects for a renter and a buyer after a couple of decades are permanent - one is on the way to financial independence, the other is treading water

and don't be like the poor folks in this story - it doesn't matter if you are willing to work at 70, it is unlikely anyone will hire you

its crazy how many people in tech I know who claim they will work until they die...maybe at Walmart, thats about it...see any 70 year-olds in your daily standups?

all the HN contrarians who justify forever-renting by claiming their investments will work out better in the end will likely be proven wrong and most will end up with average 401k balances

if you can't afford to buy in your area, move...you can always move back after you have a profitable home sale under your belt

in a decade or so we will start to see the true misery of the forever-renter techie become obvious...no one hires old people, sorry
